The palace overlooks the banks of the Tiber, in front of the picturesque Tiber Island. Crossing the nearby Palatine Bridge, a few steps lead to the Temple of Vesta, the Circus Maximus, from which, by skirting the Arch of Constantine, one reaches the Colosseum and the archaeological areas of the Roman Forum and Imperial Fora. Taking historical paths on the other side, one can easily reach historical sites such as Palazzo Farnese, Campo de' Fiori, the Pantheon and Piazza Navona in a few minutes. All of the aforementioned monumental places are within walking distance.
This particular and prestigious palace consists of an elegant complex of 14th-century houses built by a noble Roman family in the picturesque Trastevere district. In the 1960s, the palace was divided internally into the side building and the main part of enormous historical and architectural value. Today, it is one of the oldest and most prestigious palaces in Rome, ideal as a residence of great representation or as the seat of an important foundation.
DESCRIPTION: The palace has a covered surface area of approximately 1,468 square metres and a total developed surface area of approximately 2,206 square metres, distributed on the ground and mezzanine floors, on the first floor and mezzanine floor, on the second floor, on the third attic floor, on the fourth floor and finally on the basement floor.
A – The noble palace comprises three levels, plus the basement, totalling approximately 1200 M2
The entrance atrium with high coffered ceilings is opened by round arches supported by columns from the Roman era; it is a large rectangular room open towards the monumental staircase and the beautiful courtyard with tall trees, the gross area of which is approximately 128 m2. A lift connects the upper floors to the ground floor rooms.
On the ground floor is a service flat of approximately 108 square metres with living room, kitchen, 2 bedrooms and 2 bathrooms. The rooms have cross vaults and a direct connection to the garage where up to 4 cars can be parked.
The piano nobile, on the first floor, has ceilings averaging 5.00 m high with fine historical finishes. The floor is accessed by the lift from the atrium below, or from the monumental staircase outside the courtyard, entering a spacious and majestic library with a marvellous large fireplace, and then a living room with refined frescoes and precious ceilings. This is followed by the dining room decorated on the walls and ceilings and featuring a fireplace with Romanesque elements. A long, wide hallway-gallery leads to the guest bathroom, another hall and a large, functional kitchen with a balcony overlooking the courtyard.
Adjacent to the central hall are two other beautiful cross-vaulted rooms with fireplace and a large bathroom.
Second and third floors – Surface area 300 sq.m. approx.
The second floor, with heights ranging from 2.90 m to 3.50 m, is accessible directly from the piano nobile by means of a lift, with an exit into the smaller room with fireplace, which overlooks a charming loggia of over 40 sq. m. facing the river, as well as a small 20 sq. m. terrace with pergola facing the Tiber Island. The floor also comprises a bedroom with a large bathroom and overlooks a second wonderful loggia on Piazza in Piscinula. On the same floor the very large living room has two views over Piazza in Piscinula and towards the river. Because of its privacy and location in relation to the rest of the house, the second floor is ideal as a large private suite for the owners as well as for other bedrooms.
B – Peripheral residential units
The building adjacent to and communicating with the noble palace is divided into 6 flats totalling 330 square metres. The various levels are connected vertically by a large staircase and condominium lift. Independent entrance on the square and courtyard towards the Lungotevere.
C – 68 sqm garage capable of accommodating 4 cars
D – Basement cellars 176 sq.m. approx.
POTENTIALITY OF USE: The Palazzo is a place of enormous historical and architectural prestige for its history, for the presence of relevant architectural and artistic elements, for its ideal location in the centre of Rome and for being the only intact example of medieval architecture for sale in Rome in its entirety. The absence of structural problems and the high level of maintenance make it even more interesting.
An interesting feature of Palazzo Mattei is its multi-functionality given by the possibility of combining residential and representative functions. It is ideal as a private residence of enormous prestige, where one can live easily and accommodate large numbers of guests while also organising high-profile concerts and receptions. It is also suitable as a highly representative location for a prestigious foundation, an art school, or a very high-profile accommodation business.
